Five Common Housing Issues (And What You Can Do First)

Housing problems are some of the most stressful issues people face. Whether you rent, own, or share a home, uncertainty about your living situation can affect every part of your life.

Here are five of the most common housing issues — and the first steps you can take.

1. Repairs Not Being Done

Landlords must keep the property safe and in good condition. If repairs aren’t being done:

  • Report the issue in writing

  • Keep photos and dates

  • Give a reasonable timeframe

  • Avoid phone‑only communication

Written records protect you.

2. Deposit Disputes

If you rent privately, your deposit must be protected in a government‑approved scheme. If it isn’t, or if deductions seem unfair, you have rights.

3. Rent Increases

Landlords can’t raise rent whenever they like. There are rules depending on your tenancy type. Always ask for the increase in writing and check whether it’s reasonable.

4. Notice to Leave

A notice must be valid. Many aren’t. If you receive one, don’t panic — check the dates, the format, and whether your landlord followed the correct process.

5. Damp and Mould

This is a health issue, not just a nuisance. Landlords must address the cause, not just paint over it.
